Finding a Good Property Manager For Your Investment Property

Finding a good property manager is essential, to make sure your rental property is taken care of and that you get your rent on time. The best method is recommendation. My broker in the US will make sure you are set up with a good manager and because of the number of clients they deal with, they have a lot of weight to make sure the service you receive is the best.

If finding a manager yourself, make sure your property manager is an official business, registered with the state and has been in good standing for at least a few years. Most states require that a property manager holds a Real Estate Broker license and allow you to check on-line if a person is registered. Some will accept a registered Real Estate Salesperson license, if they are working under a broker. Idaho and Maine don't require the property manager to hold a license. Also ask if you can contact two of their clients and ask them for a reference.

Some managers now will deposit your rent straight into your bank account. Others will mail checks direct to your bank. Make sure they have some deposit slips, that they can fill in with your account number and mail with the checks. Most managers can e-mail you monthly statements, so you don't have to wait to receive them by normal mail.
