Getting an Inspection on Your Investment Property

If you are buying a property that isn't brand new or doesn't come with a builder/rehab warranty, I would totally recommend getting a property inspection done as soon as it is under contract, before closing. The inspections are very thorough and will highlight any issues that need attention now or that may need attention in the next few months. They can give you estimates for how much longer expensive parts of the house will last eg. Roof, furnace, air-conditioning etc.

I use and can recommend Pillar to Post for my inspections. I have used their inspectors in different states and find their inspections very thorough. If you are out of state or overseas and ask them nicely, they will take lots of pictures also and then e-mail the complete inspection with pictures to you.
